Who put the wet blanket on our real estate recovery? I did not vote for that and I would guess you did not either. But here it is anyway. Seven months into the year that many thought would be super and yet, we are really just treading water.
The new inventory of homes is increasing faster than homes are selling and so progress is hard to measure. Many of that NEW inventory is actually old stuff that did not sell in years past – now back on the market, and in some cases, still overpriced. If there is a 13 month inventory of homes for sale, how can you justify pricing a home for more than a similar home sold for yesterday? There is no solid foundation for prices to be going up in Santa Fe residential real estate.
Call me crazy, but we are still in a buyer’s market and unfortunately many people still don’t know that. The hype and headlines from other markets indicates the market is hot. It may be hot outside, but we are not Denver, or San Francisco, for example, where homes are very hard to find.
